What is an ALTA Survey?

• ALTA/ACSM Land Title Survey or “ALTA Survey” was developed by the American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM).
• It was created because Title Companies across the country needed standardized surveys that they could rely on whether the site was in Colorado or Kentucky.

When do you need an ALTA Survey?

• When a title company or attorney is involved with buying or selling property.
• There is a property line dispute.
• When advised by your realtor, lawyer, planner or architect, etc….
• For legal or entitlement purposes.

What is standard on an ALTA Survey?

• Legend, north arrow, notes, certificates, etc…
• Legal descriptions, bearings, angles, distance, curve data (recorded/measured).
• Site acreage, easements, platted setbacks, property corners, encroachments.
• Buildings, walls, fences, and other visible improvements within five feet of each side of the property line.
• Address, street names, right-of-ways, driveways, alleys, accesses, private roads.
• Ponds, lakes, springs, rivers, cemeteries or burial grounds.

What items should I choose?

• Generally – TRUE NORTH finds most clients/projects that are requiring an ALTA survey for a new development require the following Table A Items: 1, 2, 3, 4, 5, 6 (a), 7(a), 7 (b1), 8, 9, 11 (b), 13, 16, 17, 18 and 21.

Utility Corridor Survey (UCS) – Purpose: These types of surveys are for water, power etc… corridor type projects that include miles of design mapping, government section breakdowns, extensive GPS control networks, aerial control targets, permission to enter private property letters, research and legal descriptions and exhibits. The right-of-way/property information is shown by recorded documents which are then rotated on surveyed section lines and property pins. A UCS is NOT a boundary survey, but is sufficient and more cost affect then providing a boundary survey on multiple properties over several miles.

PAST PROJECTS – TRUE NORTH has successfully completed a few Renewable Energy projects in Colorado.  One of these projects was a proposed Hydro-Electric Plant in North Central Colorado near Berthoud Colorado, on spillway one at Carter Lake.  The design survey encompassed a 3.8 acres parcel of land having a 140 foot elevation difference from the South end to the North end.  On this  projects our team reestablished 5 control points, set 2 construction control points, tied into 1 government section corner, located property pins, utilities, fences, driveways, and culverts along the project limits.  The survey data was used to create 1 foot contours for the final design of a proposed Hydro Plant.  As the project manager, Bill Buntrock managed field and office staff and sub consultants to insure quality and attentive service.

TRUE NORTH can provide the Raw Land Surveys (RLS) and 1A letters required for your Telecommunication projects. These surveys are unique and are quite different than a typical Utility Corridor Survey, ALTA/ACSM Land Title Survey or Land Survey plat.

RAW LAND SURVEY - The RLS shows platted boundary information rotated on found property and section corner control.  The entire project is tied to a known horizontal and vertical control point. A current title commitment will show all encumbrances that affect the site.  A one foot contour map is then created from a ground survey.  The final product includes the proposed lease parcel and access & utility easements.

1A LETTER - The 1A Letter is a document that shows general information of the tower site and generally includes: Site Address, City, County State, Latitude and Longitude and Tower base and height elevations.  The final document is signed and sealed by a Professional Land Surveyor.

The most common surveys for these types of circumstances are:

Improvement Location Certificates (ILC’s) – Purpose: Real estate closing, buying, selling and general lot information. It is important to note that an ILC IS NOT a boundary survey. All property information is shown per recorded information. An ILC may or may not show your property corners.

FEMA Flood Elevation Certificate – A FEMA Elevation Certificate is used to determine if commercial or residential building are located in an existing flood plain. More information on FEMA Elevation Certificates can be found at by clicking here.

Land Survey Plat (LSP) – Purpose: Real estate closing, buying, selling and actual property information. A LSP is a boundary survey and it will show all property information, fence lines, buildings and found property pins. Missing property pins will be set. Per Colorado Law, this survey will be recorded with the county that the property resides in. A LSP only shows property line and property information, easements, building and fence lines.

Improvement Survey Plat (ISP) – Purpose: Real estate closing, buying, selling and actual property information. An ISP shows all the information that a LSP does, but per the client’s request, may include: Contours, landscaping, improvements, etc… As with the LSP, Colorado Law requires that this survey be recorded with the county that the property resides in.

ALTA/ACSM Land Title Surveys (ALTA/ACSM) – Purpose: Real estate closing, buying, selling and actual property information. More information on ALTA/ACSM’s can be found by clicking here.

Design / Contour / Topographic Surveys – Purpose: Lot improvements, drainage issues and general lot information. These surveys are usual used for improvements to your property. An Architect or Professional Engineer may require this type of survey before designing improvement on your property.

Plot Plans / Site Plans – Purpose: Adding garages or additions to your house. These types of surveys are often required in a submittal package to the city or county authorities.

Subdivision Plats and 35 Acre Surveys: – Purpose: Subdividing property. These types of surveys are part of an actual submittal package to the city or county authorities in which the property resides in. TRUE NORTH can help guide you with these requirements, and will suggest you meet with the city or county planner to determine which procedure will be required on your property.

Legal Description and Exhibits and Quit Claim Documents: – Purpose: Subdividing, defining or Quit Claim property and creating easement (Access, Ingress and Egress, Utility). These types of documents may require legal representation. TRUE NORTH can create the survey related documents; an Attorney would create the legal related documents.
